Recently I sold my first house hack and now I am ready to take some new stuff. With current rising prices though some opportunities out just out of my reach. I am looking to partner with other investors nation wide ,but particularly in the Florida/ Georgia/ North Carolina and TX markets. I am a very hands on investor and very detailed. My type of work is above average. I will consider most partnering options as I want to continue to grow. I am currently working on a deal in Dallas TX as another house hack, but I have some very good established connection in Florida. I am really interested in SFH , but will look at other options if the numbers make sense.

No, no commission is owed. I searched for the property. I sent her all the property information. All she did was submit the offer. There was no showing of the property to me. She has no grounds.

Was finally able to withdraw offer and resubmit with another agent. Second offer was accepted

Guys I am looking to see if any has an idea about this. I recently put a property under contract using conventional financing. I now want to apply for a secondary loan that will give me the funding needed to do the rehab. I am looking to see if anyone know of a sheet similar to "Fund that Flip" , that would allow me to put together I very nice and professional funding request, with comps and some pictures to help support it. I am looking for any help or advise around this matter.

I had to terminate my realtor today. The relationship was not working.  A week and a half ago we made and offer on a property, after that silence until I reached out to her on Sunday and was told that she can not talk because she is at a Birthday Party. Yesterday I asked her to terminate the offer, six hours later I follow up with a call to find out if anything has been done. no response.  The next morning I send her a message saying that I want to terminate.  Four hours pass, she then calls me to tell me how unfair this is  and tell me that she will not withdraw the offer since we did have a written contract between us, and that I should lose her number. What is my recourse? How do I withdraw my offer without a realtor? Can I call her broker? The property and deal is in TX.

So BP people here is my situation

I am working on FHA 350K deal in TX. Last week I stumbled on a property in the Jacksonville area with a ton of potential and a great return. So what is the problem.

Last week I was approved to purchase the TX deal. The loan was done in my name and it will be a house hack project.

This week I wanted to buy this flip in Jacksonville, fl using a HML. Total loan 100K, but I am concerned that if I use my credit I would also Jeopardize my chances of getting the deal in TX. My HML lender informed me that since the property would be held in an LLC that it would not report to the credit bureaus UNLESS I defaulted in which case they would all see it. I can't afford to not do the TX deal as it will be a primary residence for a while, but I am struggling at the thought of walking away from the JAX deal the could net me a very decent return. I have tried to have other family members assume the loan, but since I would be funding the down payment and the reserve. I am then stuck on the loan regardless.

Has anyone else ever run into the same situation?

Is it true that the business HML does not report unless I am in default?
