I am currently looking at a few commercial deals. I am new to REI and would like to make a wise decision on whether I should hold in place or move forward. so here are my questions.

Does commercial MFU follow the same LTV rule that residential property does?

If a deal presents itself and is actively generating income, with records that show positive cash flow in the last five years, do lenders take that into consideration?

Can you get 100% of LTV if property is generating positive cash flow?

Hey Alec, thanks for the reply. Yea for the CG that is tough ,but I think that I could manage that. The PM is a bit more difficult. It really requires that I negotiate each job which can become expensive and you really don't want to change them out in the middle of a job. Unfortunately for me this is something I must do as I get started in a market that I no longer will reside in.

I am getting ready to start investing, but I will not be doing the work myself as this investment will be out of state. I got a few questions and would like to understand how others are doing it.

I will be moving to TX , but would like to invest in FL. Do I need a Project Manager? 

Since I am not sure how many flips or rehabs, I will be doing a month; What is the best way to address compensation with the project manager.

While a general contractor is paid by the job, some are very busy and it could be months till they are available, How do you keep a good GC when you are in between deals?

thanks for the advice guys. So I guess maybe the question was structured wrong. in my readings I have come across the term "Cash-Flow on hand". I was curious to see if there was a ideal percentage that should be maintained .

yes I am getting ready to launch one.

I have lived in the palm coast area for 3 years, currently own a home that I purchased with the intention of flipping. It is currently on the market (lets wait and see if this one was a success). I am ready to jump into flipping or buy and holding in the Florida area. I look forward to interacting and sharing knowledge and experiences with everyone
