Flagler/ St John/Duval/Volusia/Orange county. I am actively seeking properties and would like to see what you have. I am currently only interested in SFH with Fix and Flip potential.

Hey John , thanks for all the insights. Did not realize that Wholesalers were barely legal.  I will be sure to request those things that you have mentioned and will also remember those to avoid.

I am looking at a property and have made an offer contingent upon inspection and it will cost me 200 bucks. If the loan does not grow through I stand to lose that money. The issues is, if this happens it would be the 3rd property that I have conducted an inspection on without closing the deal. How are others new and veteran investors going about this?  Are you paying the fees for each one or do you have a deal that you work out with the inspector?

No signs of  water damage/mold throughout the house. My inspector sees no electrical issues and the panel looks in good shape.

I am looking a t a SFH with 3bd/3BA 1800 sqft. I want to get an inspection on the property, but we are not allowed to turn on the water or the power. What are my option ? The property has a well drinking system. What should my concerns be about this as I have never dealt with this before? Looking for any advice as I need to pull the trigger sometime today. The panel for the electric is up to date and code.
