Looking to diversify my investments out of my local area to add security and resistance to local changes in economic factors here. Looking for experiences out of your local markets. Gonna stay within reasonable distance so I can regularity visit the assets. Also not gonna buy unless I have a property manager lined up that I trust. What have the rest of you found and learned with investing in other markets.

All my current commercial loans are variable rate, and the bank that have been working with is saying this is all they call offer. Having a fixed rate loan would ease my mind regarding raising rates and down turns etc.. are fixed rate commercial loans given? The properties Im lookIng to finance are apartment buildings with reasonable ltv (~70%). Please advise, thanks.

I actually havent considered this. Do you have any knowledge of expected returns with TIC contribution? I'm not super familiar with these arrangements. Does the syndication company gain the equity that is increased as principle is paid off or the equity gain as asset appreciates or do the investors realize these equity gains? Thanks for the ideas

I am looking to leverage my equity some by selling some paId off single family homes I have and 1031 exchanging into bigger multifamily complexes. I have a construction back ground, I don’t have time for big renovation projects, but would like the buildings to be located somewhere I could visit semi easily yearly and lay eyes on my investment. I’m living in Northern California. Consider Reno, Boise, Sac, Sf baY, So CaL, Spokane, Seattle, Oregon all to be with in my reach/comfort zone as far as being able to visit easily to shop and monitor after purchase. I’m looking for buy hold properties for long term investments. I have another job and don’t need huge cash flow right away, just don’t like seeing my money not working for me sitting in paid off single family houses. Thanks for any thoughts or advice.

How are multifamily property manager resources in Spokane? I like the area, I went on a recon trip last year and didn’t find anyone I really trusted to handle property management, but I’m sure they are there. For me living oit of state, a good property manager is very important. With out that in place I am reluctant to make moves.

Not a super bargain, just a unique property. I don't think this is an issue of the heirs not knowing that it is in sellers name, they all live close by, by land is leased out, they know. Apparently the heirs and sellers don't get along, not sure why. I think it is an issue of if the transfer was valid, and the only real way it could not be valid would be if the old guy was not in sound mind when this transfer took place. Not sure how this would be proven or disproved??

All makes sense, still trying to figure out my best course of action. How are these matters normally resolved when they quiet title court proceeding is many years later and it is one persons word against another's? Is paying off the possible heirs normally the way it is settled if no strong evidence is presented? It is a summer home type property, so yes recreation, with some income possibilities from leasing part of it, but hard to invest much in infastructure with out a clean title.
