All my current commercial loans are variable rate, and the bank that have been working with is saying this is all they call offer. Having a fixed rate loan would ease my mind regarding raising rates and down turns etc.. are fixed rate commercial loans given? The properties Im lookIng to finance are apartment buildings with reasonable ltv (~70%). Please advise, thanks.

@Tony F....I appreciate Chris Mason's perspective, but I think it all depends on exit strategy and if you're looking for peace of mind because you're actually going to hold these properties for the long haul.  What do the current terms look like on your properties?  How many properties are we talking?  Are you meaning a fully amortized fixed rate loan?

If you meet qualifications, sounds like you might be in the value range for Agency Small Balance financing, which can provide fixed rates up to 10 years and/or hybrid loans for 20 (fixed 10, adj 10) on 30 year ams.  But what are you looking for from a terms perspective?  There are banks who offer fixed rate for a certain period.  You're not going to find a 30 year fixed, but if you're looking for fixed for say 5-10 years, it's out there.  PM if you want.
