Does anyone have any insight into homeowners insurance in these areas? I was told by a friend (who just heard this second hand) that homeowners insurance was pretty outrageous because of something to do with bark beetle and fire risk. I'm sure cost would be further amplified for a vacation rental.

Hi All, 

I've owned an investment townhouse in Houston, TX 77082 for 8 years and have always had a hard time finding a reasonably priced home insurance company. Right now I'm paying $111.16/monthly through Cypress Texas Lloyds. I've been quoted by State Farm since I have my cars and home through them in Los Angeles and their rate is even higher per month. I'm looking to try and get a lower rate as you can imagine so any recommendations would be appreciated. Thank you!

Current Coverage:

Dwelling is 100k

Other Structure 10k

Loss of Use 20k

Personal liability 300k

Medical Payment 5k

 I believe thats what makes me want to stay within the Houston area being that I have family in Katy, TX and know the Houston area pretty well. I really am looking for monthly cash flow over property value since it will be a buy and hold for me.

Hi BP, 

I live in California and own a townhome in Houston, TX near my in-laws. I have had great luck renting it out with the help of a management company and knowing the area based off of the multiple visits a year i take there. I am looking to purchase a SFR in the near future in the Houston (specifically Katy, TX) area in the price range of 125K or so. I was talking to my insurance agent since my rate continues to go up yearly which is at $111.12/month on my current Houston rental. He suggested to look into San Antonio or Austin which offers lower rates averaging $50.00/month due to the less likely hood of hurricanes/flooding. Im here to hopefully hear from experience in all area's and suggestions as to the pros and cons of each area. It might be a broad scope but Im looking for profit and the ease of renting. Let me know what you guys have to say. Thanks!

 Sharon, I did take action and looked at comps within the area and pushed for an increase of $100 which the management was willing to submit. Unfortunately I didnt have luck calling since they said I just had to submit and request form for the increase and it would be approved or denied resulting in the tenant having to come up with the difference. To my fortune it was approved and the rate will take effect this month. I really appreciate you bring up this topic as many people many benefit from this information.

Bump...

I would like to know what the housing market in Houston is looking like for the next few years (5-10 years). I know many jobs have moved to the Houston area but also do you see it turn into an owners market being that the rent rates are getting equal to owning prices? Also does anyone see a price dip in the new few years? Thanks for your opinions.

This is a great to know since its the opposite I believe her in California. I currently own a townhouse and have great luck renting it with decent margin but if I didnt have to pay the $220 HOA I would be much happier.

There's a pretty diverse group of rentals in the 45/BWS area. I just checked the comps and they run from $550 to over $2000 a month. I recently found a tenant for a nice 3BR home in a development along BW8 and Cullen for $1200.

Is a SFR easier to rent than a townhouse/condo?
