Hey @Austin Helfrich! Welcome to Nashville, I think you have a great strategy going with trying to find a house hack. My wife and I are under contract on a house that we will be operating as a short term rental house hack, as there is a lock off that we can live in and rent out the main house. It was difficult for us to find a duplex that would cash flow with a long-term renter in it, but the short term rental numbers are much higher.You may also want to look into a house with a finished basement, there are a lot of those around where the basement is either an Inlaw suite or has a separate entrance, so you could potentially rent out the basement and the main floor separately. Love seeing LA investors, I spent the last 6 years living in LA (Thousand Oaks/Ventura County) before moving out to Nashville to become an agent/start my real estate investing career. Monterey Park is a great area, best of luck with the flip project there! Looking forward to hearing about it once it's finished.

Hey Rick, I went through a similar dilemma with my wife. We just moved out of LA (Ventura County), but were considering house hacking while we were there, but the numbers just didn't make sense. We wanted to have multiple exit strategies and we couldn't find a property that would cashflow once we moved out and started renting both sides. We knew that we could sell when we moved out but we didn't want to risk being forced to sell at a loss if the market took a downturn. 

What we settled on was renting while we lived there and looking to invest out of state (for us it was TN). 5% down in LA was equivalent to 20-30% down for a rental in the markets we looked at in TN, and the cashflow from the rentals helped offset our LA rent.

We wound up moving out to TN full time to invest and house hack, but that's how we viewed it when we were living in LA. I know it is possible to find properties in LA that will cashflow, so if you can find a great deal then I think you're on the right track! We just weren't connected enough there to find one of those deals, and found it easier to do so elsewhere.

@Jaden Cook welcome to Nashville! My wife is a nurse at Vanderbilt and loves it, best of luck with residency. 

I would agree that Bellevue is one of the hottest suburbs. My wife and I are currently moving to the nations and will be doing a short term rental house hack, as we've found that typically properties that are in the neighborhoods we would want to live in wouldn't cashflow well as rentals, but will as Airbnbs (with proper permitting/registering with the city). 

Something to keep in mind is that property taxes are different depending on how close to the city you are. Areas closer to the city have a much higher tax rate than the areas a little bit farther out. Traffic coming up i65 from Vanderbilt to get up north can bottleneck depending on what time of day it is, so my wife and I decided we wanted to stay south or west if we could. 

I'm happy to hop on a call to talk more about specific areas and to share how our search went, we'd map from wherever we were looking to Vanderbilt so I've got a decent idea of the drive time from different areas of town!

So I've been using Propstream for about 2 months now - the software works well enough for what I need it for, here's my breakdown on the good and the bad:

Good:

1) Comps - it auto generates potential comps for you and then you can sift through them to find which ones you want to use and which ones you don't. 

2) Analysis packets - I work with a lot of investors, and the analysis packets that you can put together in Propstream are thorough. You have to be really careful to input the right numbers (garbage in = garbage out), but if done correctly it will give you a very solid analysis on a property. 

Bad:

1) MLS and property owner data is not up to date - I called Propstream support and they said that MLS data is updated every 48 hours, but I've seen properties up on the MLS for up to a week before they hit Propstream. Property owner data is alright for the most part, but there are some properties that have been sold 6 months - 1 year ago but still have the previous owner's information as current. I typically will cross reference tax records before reaching out to an owner to verify, and that has worked well.

2) Not a very intuitive platform - It's doable to figure out, but it takes some time to get used to the system. Plan on spending anywhere from 5-10 hours watching youtube tutorials to try to figure out the ins and outs of the system. This is not necessarily bad, as the software is capable of a lot, but it does mean that it will take some time to get used to.

Also very interested to hear any advantages - I'm looking into both softwares right now and I'm planning on starting an REIpro trial next week. I'll report back on how well it works once I've spent some time on it.

I've started researching Jackson as well and it looks like it has a lot of potential! My wife and I are moving to the Nashville area but I'll be doing a lot of work in the Jackson and Memphis area.
