Congratulations on attaining your license! I am also in the Tampa area and have two homes I've invested in, in the last 4 years - currently looking at my third. It is a great area, you will love it here! I have done both STR's and LTR's and both have done well... especially during "snowbird season".
I am a MLO and would love to connect with you, as I specialize in investment funding (love the DSCR's) and every now and then, have clients looking for more properties to further their investment portfolio's. I also have some great connections in property management and acquisitions if you ever come across those needs.

I have two properties in the Tampa area and they are both doing really well.  The best connection you could have in the Tampa area is @Jorge Vazquez.  He is a former financial advisor and is currently the CEO of a company whose slogan is, "You invest... We do the rest".  Real Estate, funding, acquisitions, and property management.  Drop him a line - He loves helping investors!

And welcome!  I also have a couple of investments in Florida - and they are doing really well! I bought my first one when I lived out-of-state.  I started with short-term which did well... but was a headache without having help with local property management.  As I'm sure you know, there are a lot of "snow-birds" which come down for the winter months who book at least a year in advance.  
The second house, I purchased and lived in it for a year while I did some remodeling and now have it rented out to a gem of a long-term renter! 
If you need any contacts to help with acquisitions, lending, or property management, @Jorge Vazquez is the man!  He is a CEO, very reputable in the Florida industry, and has many valuable contacts and sources.  He has won awards for his company as well as being recognized by Forbes.

Looking for the right mentor is definitely a foot in the right direction.  In the meantime, I suggest you take a look at yourself "on paper".  Review and clean up your credit score and If you haven't already, start putting money away for a down payment and 6 months reserves. Maintain a stable employment record and organize essential financial documents.  Research lenders, compare interest rates, and consider obtaining pre-approval to determine your budget more accurately.  You want to be ready and you never know when that dream opportunity is going to present itself!

I WISH I had set my first property up with a management company! I bought my first property in Florida about 4 years ago when I was living in Salt Lake City. I set it up as a STR and tried to rely on a handy-man for any issues that popped up and had things set up with my house cleaner. When we moved to Florida, I though it would be easier, but like you said... "there is definitely a talent for it". My other property that I purchased about 2.5 years ago is a LTR. It doesn't make as much, but it is a lot less headache.

Post: 80% DSCR LOan for SFR

Remember that a DSCR loan needs the property to be move-in-ready. If major renovation is needed, you may need to do a short-term Fix and Flip loan to renovate, then refinance to a DSCR once it is ready to go.
80% LTV is pretty typical for a DSCR, especially with your healthy credit score. Fix and Flip loans have a lower LTV, but will loan up to 100% of rehab costs.
