@Mehran Kamari makes a really good point about the heat bill. Heat is the one item that pushes you over the top to make it too expensive to work. But I'd question the rental value of the units. An average of $700/unit including heat & HW seems very cheap. Are you being extra cautious? What size are the units?

19 years. I bought a multi-family building in 1995 from the FDIC that I still own. Nice to still own a property from the last crash! Property has been a great earner for years.

Hi Dave.

I think it is a great starting place to take the real estate P & P courses. As Raymond mentioned you don't have to actually get your license but you can learn some of the basics. As a broker I have found that our staff really benefits from having their license as they are much more knowledgeable about the do's and don'ts particularly as it relates to Fair Housing.

Just give some thought to whether you want to actually get your license as their are some distinct disadvantages of being licensed and also being an investor.

A discount is a discount. It will eventually be a distant memory for potential buyers. However, you might want to price it a bit below the market to make it especially tempting to buyers.

Just found this blog. Amazing. Got my start when I was 21 just after the last real estate implosion over 20 years ago! If I only knew then what I know now. At the time I built up an MF portfolio that I later sold off in 2005. Having seen a full "super cycle" I am so excited about the market today!

I love this site! Brings together fans of real estate. I now run a property management company that manages SF and MF properties in CT. It's great to be a part of people's plan for building for their long term prosperity and retirement!
