The laws of unintended consequences will be huge on this one. As any person with young children how well lead paint laws worked out for them in the past 20 years in older areas, virtually impossible for them to get an affordable apartment. They are usually forced into newer complexes.

It's all in your due dillegence. Look for knob and tube wiring, drum traps, glass fuses etc old oil heating system. It will definitely have lead paint so you'll have to be conscious of who you rent to. Depending on the area you invest in old properties may be your only option. In MA your chance of finding a 3-4 unit building less than 100 years old is zilch. These buildings are good to go in, paint everything and nurse it along. You don't want to be pulling permits and opening cans of worms, they can turn into a money pit.

Rich Ng I do not believe there is currently a distinction between the two hopefully lawmakers see this loophole of emotional support animals and close it because it is only hurting people who truly need service dogs

Assuming you have multiple applicants I always pick the most qualified applicant for the property.

@rich ng I have one tenant who thinks this is like the mall and will go through all of it in one storm to get the entire driveway down to bare pavement

Ice melt is tricky. I have left it out in the past but they put so much out it destroyed the stairs and hallway.

Hi all, Wondering if anyone knows of a virtual assistant software that can do the following with a low cost/ monthly fee. Screen calls through a menu I.e. For applications press 1, for emergency press 2, for service requests press 3 Thanks, Tom
