I've never heard of it myself but I'm wondering if anyone knows of any loan products for 5+ unit multi families that are owner occupied lower % down loans? Tom

Steve Babiak Are you sure you can't submeter the water? I was under the impression that most new developments have the tenants paying water? It wouldn't make sense in a house like this unless you were gutting it imo though

I would still avoid 6.0 a lot of people say bulletproofed, but how good? If I was going Chevy I'd aim for the 6.6. 6.5 didn't have much power

I agree with ed if buying Ford avoid 6.0 & 6.4 diesels. 7.3 and current 6.7 are reliable.

I have a few cars but my main landlord vehicle is a 1996 F350 4 door 8 foot bed 7.3 diesel 4x4 with a plow. It's the Swiss Army knife of vehicles, there is literally nothing it cannot do. Very reliable and gets ok mpg too.

The pre made slabs that are a good looking pattern are ok. The sheets are a lot of work. My strategy is typically paint the cabinets white with oil based paint, new handles and butcher block. Looks very premium for almost nothing but your time.

Cash for keys 1 month rental amount usually works. Otherwise I agree go after her voucher and tell her you're doing so to prevent any future landlords from dealing with her. Lastly don't take any partial rent.

I use it with pretty good luck. The good thing about it is that if tenants make marks or burns on it you can sand it down a little with a random orbital sander and like new! They do tend to start to look bad while the tenant is there if they dont oil them but it comes right back when they move and you re oil. Looks much more premium than laminate
