I agree with Thomas when I used to rent apartments the problems usually centered around the section 8 tenants

Dave Lin New England can still work just not greater Boston area. If you're not going to manage it yourself south/ Midwest seem to be better markets

I think a big problem is people changing jobs and careers more rapidly than they used to

Make sure to use strong bolts to the flange, otherwise it will flex and wax ring will come dislodged

Trying to help my cousin get started. Anyone here successfully house hack a multifamily FHA owner occupied in MA? What broker are you working with? Please share recommendations. The people that she has been working with are very black and white and she has been having a hard time. Her two main problems: They will only count existing rents and not consider market rent (current rent usually low when selling building) They want a vacant unit at closing and not just on notice. Most sellers reject the offer based on this? Any recommendations to more flexible brokers would be appreciated
If it does create issues could be a reason to file separately

If it's old old it's grandfathered usually. Unless the wood is new and date coded I wouldn't worry about it
