Similar situation, I've found brokers to be better on older homes like this. The bigger companies get hung up on knob and tube wiring that isn't even on the inspection report, because it could theoretically be lurking in the walls

Shawn Ackerman Thanks Shawn, So you're saying they buy the house, get the occupancy and rental permits from town and you connect them with the state agency that pays them the voucher? What is the name of that NY state agency, ill have to try and find its MA counterpart.

Michael Fratalia Thanks yes I'd probably scrap the idea if it involves going in front of the mini fiefdom of the board of selectmen. Wouldn't want to get stuck holding a hot potato if they said no. Well it's more like when they say no after making you wait 2 years with most of those boards. Have to find a town that does not require that.

Michael Fratalia Thanks Michael, I don't have a specific town in mind. It would be northshore. Do you know if the town of needham made that person get selectman approval?

Shawn Ackerman Hi Shawn, Thanks for responding to my question. When your investor clients in NY are setting up these special needs houses do they simply set it up once they buy the house or does the city actually have to approve of it? Also what is the type of special needs housing actually called? It would probably help if I knew the right term for moderate special needs housing. Any advice is greatly appreciated. Tom

Stanley Parsley Thanks for response. Due to the fact that most larger homes in MA are very old and multi level I would be targeting those of moderate needs that can use stairs. But yes egress sized windows are important

Hi All, I'm researching buying a large 4-5 bedroom house in the suburbs of Boston and converting to light special needs housing. A few questions? -does the property need to be zoned commercial? - does the town need to approve of my plan? Or does the fact that it is special needs override local town? Kind of like 40B - would I need to add sprinklers, fire control panel and hard wired smokes for said property? - what government agency would I contact to see how much I would be paid through vouchers? Trying to see if it makes sense, thanks for any input Bill Gulley Tom
