DSCR loan is a great option and is how we financed our LLC properties.

No but I have used FB Marketplace.

I typically allow it.   I want them to make it their home and typically I repaint after move outs anyway especially if they have been there a couple years or more.

Just make sure you have the proper insurance and also a special clause in your rental agreement.  Maybe talk to an attorney regarding suggested verbiage.   Also decide how to handle proper upkeep of the pool as tenants prob. are not going to keep up on the cleaning and chemicals as well as you would.

I have several long term rentals and have 1 Short term furnished rental in Cicero with lake access that has done great. Because of the lake we do STR "Airbnb & VRBO" in the spring, summer and fall and then rent it out on a 3ish month lease in the winter. Last 3 winters we have had great luck with finding a person for 3 months in the winter.

I do a refundable pet deposit. I feel it gives the tenant more incentive to keep the property from having pet damage. We do limit the number of pets however to 2 or sometimes 3 depending on what it is and size of pet.  $250 refundable pet deposit per pet.

As an owner I would deal with the issue not leave it in my tenants hands.

I go with middle of the road furniture.
