How easy is it to produce $1000 in cash flow from 100k cash invested in real estate? Where would I have to invest to produce $1000 in cash flow with 100k cash ? Are there any turnkey companies that I could do this with? What are the methods?

Can a newbie do this? If not, what would be a more realistic cash flow number with 100k cash invested? I want to know the cash flow # I can produce easily with 100k cash invested in real estate basically.

What about townhomes, SFH, and condos? You can house hack those can't you?

I plan to live in one of the units for at least a year and will be working at the Texas Medical Center so I would just prefer whatever gets me the most profit, comfort/safety, and ease to get to the Texas medical center. Obviously then I would say closer to the Texas Medical Center the better (inside the loop or near the outer edges of loop). Only the no flood zones away from Bayous and all sources of water.

I am looking to house hack in Houston area. Where are the most profitable neighborhoods to house hack? I will be working at the Texas medical center so I am not sure whether I should house hack near the medical center or further away. I want to live in the property and rent out other rooms. Anyone know where the best place for me to house hack is? Any real estate agents specialize in this in the area?

Is it legal to turn study/library rooms to a bedroom? Is it legal to turn any room greater than 10x10 into a bedroom? I see many 2 bed/2 bath for sale that have an additional over 10x10 "study room" or "den". Is it legal to turn these into a bedroom to rent out to tenants or when selling? I don't get why sellers don't do this before selling to get a higher price?

Is Cash-Flowing in good areas of Houston, TX possible? I am looking for a SFH or Multifamily in the Houston downtown/medical center areas. I am wondering if cash flow is very good in this area or if the high property taxes/HOA fees/prices makes it not possible/not a good investment. I am not sure if I can charge $1000+ per room and what the vacancy rates are in this area.

Anyone know or know how I can get these numbers?

Do Real Estate Agents have MLS in the whole state or US or just a county? How does it work?

House Hacking...Do property managers help you rent out by room?

I am planning on house hacking my first property and buying a 3/4 bedroom SFH, live in one of the rooms and rent out the other rooms. However, if I plan to move out of the house, can I get a property manager to rent out to tenants by rooms or is this not possible? My reasoning is renting out by room will net you more profit and cash flow per month than renting out the entire house to family and also reduce the risk and negative cash flows of vacancy due to more doors being rented out.

I am assuming most investors rent out by house but am wondering if it is wise to rent out by room and whether or not property managers also do this for investors.

 Well, how about this: Why invest in Texas with high property taxes when you can get better returns in other states?
