when my last renter moved out,  I tried to schedule a final walk through with her but she was too busy to do meet with me.  I performed by final inspection 6 days after the official end of the lease.  during my inspection I uncovered several damages including significant hard wood flooring damage caused by her pets.  I informed the renter that the damage to the floors alone would likely be over $500.  She pushed back and requested a 2nd opinion.  The process of getting a flooring company to come out and provide a quote to repair the floors in the most economical way possible ended up pushing my return of deposit letter and check to 32 days from the lease termination date.  My tenant is now threatening to take me to court for not providing her the entire security deposit within 30 days as required by Missouri Statute Section 535.300.  

I reduced the total amount she owed by 40% because she has been a good tenant up until this point.  What is my risk?  when is the official "termination of the tenancy?" Is it after inspection?  After she transfers utilities? Am i late if i am providing her with an estimate at her request?

If anyone has any experience here i would appreciate it!

I have a property in a great rental location in northern Kansas City. I just got a lease signed for 1 year starting on 4/14/2016 for $775/mo. My partner wants to go separate ways and we were intertwining selling the home to the renter. If you are interested let me know. It's located at 500 NE 43rd Terr, Kansas City mo, 64116. Because it has a signed lease we are limited to selling to an investor or just waiting a year. Tom R

I have a house that I put pre-finished hard wood floors in about 3 years ago. My latest tenants dogs (2 labs) completely scratched the floors. I called a few companies to repair and they say that because it's only 150 sqft I will have to pay a minimum cost of $500. That covered buffing or sanding and refinishing. They also say that by sanding and refinishing I will void the manufacturers warranty.

The floors look terrible and I don't want to void the warranty, I also don't want to be unfair to my tenant either and make them replace the floors all together.

What should I do? Can I charge the $500 minimum to refinish 150sqft of flooring (seems high but I'm having trouble finding people to come out for less)? Should I just forget the flooring warranty?

Hi everyone. My name is Tom and I'm an engineer in Kansas City MO. This is my first post on here but I have been a huge fan of BP podcasts for a couple years. I have 2 single family rentals in the northland and manage one for a friend in brookside. I have been making things do for a couple years with taxes but finally am to the point where I need some tax advice. Does anyone have a recommendation of a tax accountant who can provide guidance, advice, and review my taxes in Kansas City? Thanks and I look forward to hearing from you all. P.S.
