Hi Joe, to objectively evaluate tenants, first determine your underwriting criteria (credit score, income, rental history, lease terms, etc.) and place a score for each (1-5, 5 being the highest). The person with the highest score should win. There are always extenuating circumstances to also consider, but this is a good start. Hope this helps.

Bryan, congratulations on taking the plunge into real estate investing with a vacation rental. You should contact an attorney in the state of the property, and your local accountant for advice on the best corporate structure. They will be able to guide you through the tax and liability implications of each, and refer you to any additional professionals as deemed necessary. Good luck!

Hi,

Thanks for reaching out.  I currently live in Manhasset but grew up in Commack which is between Smithtown and Huntington.  I took ferries out of Orient Point but unfortunately its been a while.

Do you invest in rental properties on eastern Long Island?
