The other part of it that I like is that the 2d floor training area lends itself to a zoom teleconference as well as in person training dynamic....  Facilitiates so much for training host, subleasors, and anyone that the marketing is meant to attract into the learning center / co-working space.  Huge win for Title Companies to approach the whole commercial building as a collective for the drop off marketing, as well as training events too....

32 years into real estate investing I now fully appreciate how much real estate is a team sport.  Looking to identify an "A-team" of capabilities.  First, is San Antonio a good place to invest?  Has anyone done a SWOT analysis on the market itself?  SWOT = Strengths, Weaknesses, Opportunities and Threats.  If so, which strategies are optimal in that market?

Which brokers / agents are ideally suited to support investor activities (and why)?  From my perspective, the more strategically aligned and structured the broker / agent is with trades, real estate attorney, inspector, lenders, wholesalers, offshore virtual assistants and alike the easier and smoother the process is.  It seems to set the investor on a path to deliberately pyramid of assets.  The enabling aspect of this culture is the way information is shared in support of the client's goals.

Anyone got words, advice, and referrals on these points??

I started doing my traditional IRA at 17 years of age back in the mid 80s. The 600K trapped within are now scattered in a mix of Roth and Traditional IRAs. Within those IRAs is a mix of cash, stocks, and mostly real estate or real estate notes payable to the IRAs due to the owner financed sales of asset (homes). The rules and regulations make using IRAs procedurally painful (to me).

Cash enables much--buying at a discount--entering into a BRRR play that can culminate into a traditional rental, vacation rental or a hybrid... Interest rates are soooo damn low that the refi cash extract is a must do. The secondary market and those 30 year fixed, lower interest rate notes are where you should run to so as to let inflation work for you versus against you. So many more tips to give over the years!

Sidenote saving is a bad word to me -- investing is better.  Saving means inflation deflating buying power.

@Seth Engelbrecht - I See it as building capabilities and teams that can migrate to the opportunity markets.  You give me a hurricane and I will give you 100s or motivated sellers and wholesalers as well as your next big surge of opportunity.  I am a contrarian investor floating to the opportunity.  32 years in the market has taught me that much....

I have 32 years as a real estate investor.  I am a retired real estate broker in Texas (expired license 562295).  I am also a trained loan officer, trained tax preparer, and retired military officer (half career enlisted and half career as officer).  Inside the military I was an Air Education and Training Command Master Instructor. Translation--I was a trainer that utilized the Instructional System Design and Development process to build and refine courseware in support of a learning objective.  We impart Knowledge, Skills, Attitude and Ability.  We work best when you LEARN.  Learning is understanding and transitions well to APPLICATION.  Application is the key.  The courseware once internalized let's real estate investors multipath each motivated seller into a series of options that are win / win.  

Imagine finding Mr Don't wanter and being able to coherently offer them options like: purchasing subject-to current financing, wraparound, lease option, Or Joint Venturing to a mutually satisfactory outcome.  Result marketing systems would be exponentially more effective.  Transactional fluency, deal fluency are enabled when working in concert with your local REIAs and local agents/brokers welcoming of investor business.

The reality is this--most agents are piss poor. They themselves are all too often not investors and fail to disclosure their lack of proficiency. The NAR chartered Danger Report clearly ID's industry threats, low proficiency and low consumer regard for agents in general.

I feel marketing of any product is done poorly when the marketer can not apply the training to personal effect. One's success is the greatest testimonial. I am fluent in buy and hold, vacation rentals, commercial, subject-to, BRRR, myriad of creative acquisition tactics and technics. I am invested in OK, TX, TN, FL, and SC. I love love love real estate. Winning requires dedication and immersion within the program, the culture and also networking within your local and virtual communities to create as well as receive value. Values have value.

Financial literacy / fluency in multiple asset classes is rarely taught in an integrated manner....  The stock market and real estate Markey used to be counter cycle to one another...  Now we are surging in both...  There is so much information and disinformation it requires some degree of forensic analysis on company financials as well as a rock solid understanding of the macro-economic context....  Whew...

@Cameron Braig in Texas we have all of our Board of Realtors push market data to the Texas A&M Real Estate center.  This graduate level research asset helps compile the data that many investors may choose to cue their investment decisions....
