Mission Statement: Materially address the 22 vet suicides daily.

Vision:  Organize a national collective effort to assist by buying housing (using conventional and creative techniques).  Use veterans to procure the housing, use veterans to rehab the housing, use veterans to populate the housing.  Teaching investing and teaming with veterans full business cycle.  

Background: I am a 30 year real estate investor who is coincidentally a retired military officer.  I was called a mustang...  which means we spent part of our time enlisted before commissioning.  Spent 10 years 9 months enlisted was a terminal attack controller attached to the army (but I was an Air Force guy).  During those early years I started investing in buy and hold deals. Did 10 years commissioned service as a Space Officer / Satellite Vehicle Operator, Air Education Training Command Space 100 Instructor, and Lastly 3 years as a Politico/Military Affairs Officer (and project manager) in Europe. 

I am looking for ideas on how to organize this effort quickly.  Ideas on id'ing early stakeholders that would naturally be aligned with what we are doing.  This is not a charitable thing.  This is a pure entrepreneurism overlaid on a social need to solve the solve social dilemma via capitalism.  Socialism has no fruit w/o its latent social defects.  Any ideas that may help or assist????

Joshua Macmillon this is in response to your 1% rule.  I am targeting 2% rule for acquisition.  Have gotten up to 4% buy and rehab 45K basis for 1800 a month gross rental income within a market that was skewed heavy supply and low demand.  Net root issue was low market confidence and a supply of housing inventory that had excessive deferred maintenance.  Fewer reliable trades resulted in a tactic of buying with 1031 cash, importing labor, rehabbing to a nicer rental level, and resetting the leasing base w/4 good tenants.

I have not really looked there.  I need to have a team - prop mgr, trades, and alike to solve my issues before I own stuff there.  I gain the support team before I gain assets...  I do not like to have the tail wag the dog...  When it does it turns investing into a job

Yep--I am in San Antonio.  Been here for 15 years.  Explosive growth.  Values tripled in that timeframe.  Anyone need a local San Antonio type person to bounce ideas off or want to understand the local market I am your guy.  I also co-chair the local Professional Investors Guild Chapter (PIG).  Ex-Broker license # 562295.  Pure investor, trainer, mentor now...  Get'r done.  Oh yeah--21 years in military as well (Air Force--TACP / Space Officer /Politico-Military Affairs officer).  Love love love me some real estate -- 30 years in the game

60 jumps!  One knee surgery.  Exploded the ACL and tore the MCL.  Knee looked like egg drop soup when they scoped it.  I have 26 units in TN now.  I am getting cash flow and appreciation but the market is too close to Nashville and costs / values are skyrocketing too much to re-enter it at the top of the market.

I am a retired military officer, disabled vet (10 year Terminal Attack Controller during my enlisted years--destroyed knees jumping out of planes), and 30 year real estate investor.  Did I mention my knees are bad?  So-o walk me to a market that has cash flow and decent property managers.  ready ready go!!!
