Great topic.  I'm also in the area. Even though I only have a few properties, the exit question does come up.  In my opinion, a property that is now worth $250k that rents for $1300 is not giving good return.  What are your predictions for our market?

I'm from the area you want to invest in.  There's nothing in Chandler that is under $100k, rent-ready and cash flow.  Even under $150k is almost impossible.

Unfortunately, Wed doesn't work for me. Fri would work.

I had 2 houses (1700SQFT and 300SQFT) treated and it was under $500 for each. The jobs are also guaranteed for 3 years. Not sure if it'd cost more depend on level of damages but shop around. Also, from what you described, they may have included the cost for fixing the walls and studs. Ask for the detailed bid.
