Nobody knows where interest rate will go.  Earlier this year, many "experts" said we would be in the 5s by now.

Do it.  I talked to my son about the same topic 4 years ago when he was still a junior in HS.  I wish I have bought back then.  He just completed his 2nd year.  The cost to rent one room close to ASU before utility/parking/etc. is over $1,000/m.  My daughter is a freshman in the fall.  I finally closed on a south Tempe house last month.

 Personally, I don't like the Mexican food around here. I loved Mexican food in the Midwest (Chicago, Detroit) when I lived there.  Maybe I haven't found the right place.  If you know good Mexican restaurants in the East Valley, give me a pointer.

Where are you buying your property?  From what I know, at least in the east valley, you'll have tons of tenants to choose from in you price it right.

I'm a cash buyer but what I found is there aren't many deals.  I'm not looking for a home-run.  Just something workable.

Javon,

Getting a buyer list is not a concern.  If you have good deals on the table, you'll have buyers.  At least, that's how it is in my market.

From the Arizona Department of Real Estates website:

Is a property owner required to hold a real estate license to manage the owner’s property?

A property owner may be exempt from the licensing requirements of this chapter pursuant to A.R.S. § 32-2121.A.1.
