Agree...it’s still early where we didn’t even start yet and the house is in great condition. I’ll get an engineer to actually come out to the house and draw up plans first but it was just a shot in the dark haha. Thanks for the quick responses!

Kitchen Reno in a raised ranch. Want to know if it’s possible to remove the walls separating the kitchen from the dining/living room without using LVL/or any type of beam but instead fasten the ceiling joists to the roof structure? My contractor had this idea and we haven’t moved forward with anything yet but wanted to see if this is crazy or a possibility before even having inspector come check things out.

I recently started an LLC to attempt to purchase a family member (uncle) owned house and look to rent it out as I wouldn't be able to live in it. Main goal is to keep it in the family. (Not the best ‘business' move but it will definitely yeild profit and cash flow first year out) I don't know much about getting a mortgage for a LLC but looking to see what common rates are, downpayments, ease of transaction etc...the house is probably looking to go for around 450k and it's a duplex. 3BR and 1BR

Good Morning, I just wanted to throw this out there and get some opinions. SO...a friend of mine owns a condo in Newburgh, close to Mt St Mary College. He wants to move out and offered to sell me the condo so I could rent it out, possibly to college students. It's a 2 Bedroom condo, brand new built in 2017. If I can get the unit for fair market value, let's say around 100k, I'm thinking I can rent it to college students by the semester per room. I worked with an investor in the past who has this same business model, but in upstate Oneonta area, but with house. Could this work in Newburgh?

@Scott Wolf Price wise once you hit Westchester (Peekskill) its another level. I agree 100%. I threw those cities out there just to see what people think may be the next market to get an update. I was looking to invest in the Hopewell Junction area, and like you, in SFH's. Planning on holding onto the first property as a rental and continuing with the option on the next one to flip or hold, depending on the situation.

Section 8 is also an option but I'm still researching that idea as I am not too familiar with that. Same thing with 203k loans.

Fairly new to BP and Licensed RE agent for about 5 years now. Also work a full time job and mainly deal with referrals from family and friends. Just wanted to start a post to try and get a discussion going amongst local people to get a feel of how the market is and where it’s going. We all know the boom that’s happening in Beacon right now and I’m curious to see where people think the next one may be? Will it be Poughkeepsie, Peekskill or even Newburgh? 

Looking to invest in a property and not sure if I should keep it and rent or flip? Let me hear what worked for you in the area. Thanks!

Check with the town/City to see if there are any zoning/rules regarding un-registered/abandoned vehicles on property. That might help with the curb appeal.

If that isn't the big issue, and you're mainly trying to get someone in the property, try some sort of incentive like paying for heat or electric etc.
