A hypothetical situation being would you invest in a property with $56 dollars in cash flow and 1.57 ROI with Total Project Cost being $123,000 as your first investment? It is experience and as a new investor I feel like that is most important. Honestly, I wouldn't. I feel like the numbers are to low to justify the risk of something possibly going wrong--- and costing more money. What do you guys think?

I'm no expert either, but i feel like you answered your own question.

"I feel that if the property is a very good deal then you can just rent through the crash because there will always be renters and hold on to the property until the market gets back to normal."

And as @Pete Storseth said, "Don't listen to people who aren't where you want to be."

I just want to personally add I feel like their is always opportunity, no matter the situation you're in. All the podcasts i've listened to where a "crash" is mentioned, the opportunity that a market correction brings is always talked about.

This looks like a good guideline! How did you come up with the information to compile this? My goal was to use some of this information you had to decide on a market to invest in. Once i found that market, (since i'm out-of-state investing) i was going to use the Core 4 I had built to give me the "ins-and-outs" of which neighborhoods, within the city, to invest. 

All in all, I think it is an impressive list. Also, how exactly do you narrow down individual neighborhoods in a city?

Thanks @Kenneth Garrett. I am new to Real Estate Investing but I am learning as much as possible. Your first paragraph in your opening discussion sums up the direction I feel like i am heading in. Working full-time as a college student with little to invest, other than taking action, nothing trumps knowledge and networking. Thanks for the insight.

Also, how long did you start your journey and how many units did you own?

Hey @Pete Storseth i am pretty new to Real Estate myself. A little less than 6 months in and i have found a wealth of information through listening to the Bigger Pockets Podcast. Just last night I was listening to a creative investor who did 18 deals in 18 months and he was talking about how he generates his own leads. It was a pretty great podcast and i am definitely doing my homework on it. Just my opinion, you can find a lot of information through books, podcasts, and the forums. Hopefully this helps.
