We are currently in the process of listing and screening tenants for our first rental property! We are worried that using a software to screen, collect payments, and submit requests, may just be more of a hassle than helpful. So far we have been underwhelmed with the service and are contemplating taking our loss and handling it all ourselves.

What is your advice on simply handling these things "in-house" or "manually" instead of subscribing to a software?

Hi @Hengky Lim, your original post says you are looking for an 8 unit multi family but a quick google search of the addresses provided shows one of the units is a single family home?

In regards to your first question, I would keep looking in San Antonio if it were me, but each investor has their own parameters, risk tolerance, and appetite.

I'm curious about how this works? Our rental is in close proximity to a handful of hospitals. Is the traveling medical market a reliable enough market to pursue instead of a traditional renter for a SFH? How does one even begin the process of connecting with nurses or doctors? I have found a site called furnished finder which seems to specialize in this type of marketing and platforming. Any pointers or experience in this field, especially in the Atlanta market is helpful!

Great discussion so far, I came across a HELOC product in Atlanta that I haven't seen somewhere before and wanted to get your opinions. The HELOC is a 30 year loan with a ten year draw period. During the 10 year draw, the borrower has 3 opportunities to fix an amount they draw if they would like to. Once the draw amount is fixed, the drawn amount converts into an amortizing 30 year loan.

What are your thoughts on this type of product? It seems to have the benefits of not adjusting my primary mortgage loan to todays higher rates but also avoiding a variable interest rate on the HELOC. Am I missing something?


I was considering taking out a HELOC for a down payment and fixing the loan amount. So I would have a primary mortgage, take out the HELOC and fix it for a down payment, a mortgage on an investment property, and a line of credit to draw on for another down payment potentially.

We're about to close on our first rental property (woo hoo!). Does anyone have a go-to list of what needs to be done next? This can include how to get tenants, is it imperative to set up an LLC, and anything else you have learned to pass on to a first timer. Thank you!
