Yeah I guess the 2 biggest questions right now are "How will May turn out?" and "How long will this last?".  Hopefully the summer heat will slow this thing down and give use some reprieve.

Did your finances change and you are now unable to get financing to close?  Or are you just interested in a better deal?  

I would contact the Arizona School of Real Estate and Business.  I've taken some classes there and many of their instructors are leaders in their sector.  I would bet they have someone who either teaches their part time who's good in that arena or know of someone.  

This brings up a point I've been curious about.  What if you have a lease expiring and have a lease to a different tenant starting a week or so after the expiration?  You can't kick the expired leasee out so?  I don't have this issue but was wondering how that would work out.

I've had 80% pay so far in full.  One of them always pays on the third so should pay tomorrow.  One asked for a few more days.

BTW I give a lot of credit to my PM.  She communicated with them a week before rent was due and offered to meet them to pick up the rent so they didn't have to leave their homes.

So as of right now, 8 of the 10 have paid in full.  One typically pays on the 3rd and one asked to pay a few days late.  Much better than I expected.

Wow 3 paid today (early) and all paid full rent.  Fingers crossed and hoping my predictions end up being low.

Cash for keys.  Unless you're in a spot were you can still do an eviction (if there are any left), pay them to leave.  Sounds bad but will probably be your cheapest solution in the long run.

Wow I feel for you LL's in NY.  What a kick in the teeth.  For the property taxes you're paying you'd think you'd get a little respect from the government but wow.  How will a real estate recovery look like in NY?  Who'd buy/stay there once they're free to sell & move their money.
