We manage properties in Madison.  It takes while to understand the nuances of the laws, but they key is just to use a really great property manager and there is decent passive income to be made. 

As a manager, trust me it sucks to have empty units.  We feel the pressure.  The truth is that sometimes landlords are a little unrealistic about market rent or time of year (cold weather slows down leasing a lot).  

My standard answer to clients is along the lines of: "I can fill it tomorrow if you lower the rent or lower the leasing guidelines.  This is just an equilibrium situation.  We can change certain aspects of the equation (rent amount), and others will change with it (vacancy rate)."

Then we show them that it's listed on every site in existence, and we show them all the leads we rejected, etc.  I think just letting them know that we are really on top of it helps.  Another thing we do is not take on ugly, broken, or infested units. We just tell clients that we cannot list any unit that is not rent-ready.  

A bonus to fill it quickly wouldn't change our work ethic.  We are full-go from the first instant, the first phone call.  We are never not full-go.

We manage in Milwaukee and we do not use any repair authorization threshold, below which we could incur charges to our clients.  We get everything approved.  Yes, it takes more communication on our end, but we like that.  Most repair coordination falls within our base management fee, so there is no up-charge.

We are doing deals all the time, mostly near Chicago & Milwaukee, but our management business reaches to many states. 

We are back to doing deals. If you are still actively investing, please reach out. 

That is insane.  We manage in other states, but the background checks, lease approval, etc. is all done from the home office so the owner/client is involved every step of the way.  I think you should definitely let an attorney look at the facts and give you an opinion.  Or, start with sending some emails to the corporate officers.

@Ken Leibundguth  Great to have you in the community!  I'm in Palatine, but I have partners and clients in Aurora.  If you ever want to meet halfway, like the Elgin riverboat, let me know.  This is a very cool community because no one really ever has to compete with anyone.  We can all just partner up on bigger and bigger deals, and so everyone makes more money.  You can buy turnkey properties with tenants and management already in place.  It can be a safe transitional investment, just to begin to build a portfolio. @Joseph Walsh  Great to meet you!!  We just expanded our management business into Milwaukee, and I also want to do some flip deals there.  If you'd like to partner up on something, send me a message.  We just joined the Milwaukee Association of Commerce, and it will be fun to keep growing in that market.  There is plenty of $ to be made for everyone, and creating win-win scenarios is the most fun anyway.
