I have a couple questions.  One seems extremely simple, but here it goes.  Is seller financing and land contracts the same thing?  Next is closely related. I am looking at a 16-unit to buy and the owner wants to do a land-contract rather than me getting a mortgage and paying him for the property.  Should I avoid Land Contracts?  I have heard they can be dangerous or risky

My commute is currently about 80 minutes each way to and from work.  Would you recommend that I look for rental properties in the city where I live or the city where I work?

Jackie - also check out https://rpoaonline.org/ I don't know a lot about the REIA other than I believe it is the largest in Michigan and they put on an awesome conference in January. You might be able to find a wholesaler through that site. It is based out of Grand Rapids.

 meets next Thursday (7/20) in Troy.  It isn't a true "meetup" but it is an reia meeting and it should be a good one (it usually is - but next week looks interesting).

I agree with Sara for doing both except if you're a single guy with no kids you wouldn't have to worry much about which school district you're in at this point so it may be worth looking in a C area for your first multi-family.  That will leave more funds for you to partner with someone.

Make sure you let people know what you're looking for at the REIA meeting during the "haves/wants" segment. There were quite a few multi-family offers last night - except I think they were mostly commercial deals - 5+ units.

I appreciate the feedback!!! I would love to find a local REIA. I hadn't looked in BP for that yet - only googled and couldn't find anything local to me. I am looking forward to this journey (and hope to get a picture on my profile soon!)
