Have you ever seen the properties in person? You're only an hour away.  Take the time to go check them out yourself.  Bay City isn't a bad rental market.  Your property manager is pathetic.  Do you know anyone that lives in that area?  Maybe they can help you find a new property manager if they're familiar with the area.  Do some networking to find a property manager.  I  run a small real estate investing meetup in Saginaw every month.  We have people with Bay City rentals at the meetup.  Come to the Saginaw meetup and meet some other Bay City landlords.  Our next meeting is July 11th at Uno's in Saginaw.  The meeting starts at 6:00 pm.

Come network with like-minded real estate investors.  Bring any deals or come looking for a deal.  Come to listen or to talk.  Everyone with an interest in real estate investing is welcome.  This month we will be going over numbers.  How do you know if a deal is a good one.  Our presenter will walk through his steps for identifying how good of deal you may have.

New location this month!  Looking forward to much networking with other real estate investors - no matter what your experience or interest.  We are looking for wholesalers, buy and hold, flippers,...  This month we will look into planning more specific events at each monthly meetup during the 2nd hour.  Our first hour will be mainly networking.

congratulations! - on the houses and the baby! That is awesome to hear.  I just bought my 4th house.  I drive through st charles often on the way to work.  I have wondered how you were doing with the rentals.  It is good to hear from you.  Jerry and i still meet every month.  We have a couple other regulars now and each month we see someone new and then never see them again.  

Looking forward to catch up with you.  I hope we see you soon.

I'm looking forward to meeting you in a couple days.  My wife and I are originally from the West Branch area.  We now live in Saginaw, Swan Valley school district.  So, Freeland was big rivals of our kids throughout their time in sports.

Tri-Cities - I assume you're talking about Saginaw, Bay City and Midland.  I am in that area and love the market.  I only have SFHs right now but I run a meetup with plenty of people that have multi-families in the area.  There are alot of people that rent in the area, but I guess it depends on what you're looking for exactly.  Much of the opportunity is in the C or D class housing and low income.  Like everywhere else seems to be, good deals are getting harder to find.  Each of these cities have their own rules for rentals so you have to be aware of some of the differences depending on where you find your deal.
