So with that said, I'll need to look for property as if I'm flipping...

If I'm looking in the Syracuse market, which is 4 hours away, would you as a beginner, work with an agent who is also an investor?  Or would you try to drum up you right own leads and/or contact people straight from sites like realtor.com or zillow, etc.?

I was wondering if you have any experience in Homestyle loans. Are they hard to qualify for, isthere a lot of paperwork involved, is it worth it?

I don't even have my first property yet, but I've been listening to a lot of podcasts. Ultimately, you should consult your attorney for this advice... That said, I've heard that for buy and hold properties, you should be fine without an LLC because to get sued, there has to be proof of negligence or something. Even if they have a case, your insurance should have $1 million coverage. However, for flips, I've heard that you SHOULD get an LLC to protect yourself. Personally, I believe I'll be acquiring properties under my own name, then when I need to investigate portfolio loans, I'll throw them all under an LLC.
