@Luke Carl which lender can you recommend that does the 15% down investment property loan? I’ve only been told of the 20-25% down option

I was just talking about the tax benefits of contributing to the 401k. But that is good to know about I would not be able to benefit from the cash flow produced now

Is there any other options that would allow that?

I’ve searched the forums but can’t seem to find the specific answer.

I love the idea of purchasing an investment property with a solo 401k and taking the big tax benefits right now.

My question is, although I understand the asset and any gains from appreciation are for retirement only, can I use the cash flow generated right now? Before retirement?

Or a better question is HOW can I be able to use that cash flow before retirement?

Looking to purchase a long distance rental in a lower market and I will be looking to pay cash for the unit.  One question when running the numbers is should I expense a vacancy percentage?  Taxes and insurance will already be accounted for.  Should I double up another expense( R&M, CapX ) since it'd be an older house or would that just go into the cash flow?

Obviously I'd love for it to go into the cash flow but want to play it smart and get everyone's opinion.  Thanks!

@Allen Wu thanks Allen! Yeah that’s kind of the mind set we have. If down turn in market etc we have kind of a safety net where we’re not totally stressed about losing them. Definitely appreciate the advice!
