How about not planning for a divorce by even worrying about a prenup.  If someone absolutely trusts someone they would not need a prenup.  Love always trusts, always hopes, always perseveres, love never fails

I had a problem with a popcorn ceiling on my rental. I used a product from Home Depot, and then had part of the ceiling painted with a really thick paint roller and it turned out pretty good.

I would definitely advise not breaking in while she is naked without making good precautions, and making sure you are on the right side of the law.  She could sue for sexual harassment, also get someone in jail on rape/ sexual harassment charges.  I would say review the lease, make certain you are allowed to go in, check your local laws, and consider having multiple people there as witnesses, while video recording the entire time, the plumbing leak is being fixed.

Call pest control, or board up the bottom of the house, and temporarily put a cat under the for a few days, and that should chase all the rats out ASAP

I am in Florida as well, and I agree Ac is really necessary in fl. My rental house doesn't even have central air, and I just put in window Ac units, you should read reviews, I did and went with a little more expensive one at Home Depot over the super cheap option.  I was in lowes wanting to buy a really small one for cheap and was advised by someone else who was getting his third cheap Ac unit that it wasn't good.  I also wanted to spring for a nicer one, as it was quieter as well.  What I like about the window Ac units is that they are cheap, no service calls, and a new one can be bought and be replaced by me when it goes out.

I believe Fl is about 30 days, but so far I have been blessed and have not had any evictions.

Wow, sorry for all the problems you are having with this property, it must be really hard to deal with this being so far away.  You should really watch and make sure that your tenants do not use this opportunity to take advantage of you by asking for money.  It sounds like you are getting a lot of great advice, hope it goes better for you.

I agree, I like to use the tax appraiser/ assessor website.  Sometimes there may even be a link to it on zillow
