For someone who isn't experienced at evaluating the repairs ($) need for a home, is there a check list out there somewhere to help with newbie wholesalers so that they can give a more accurate dollar amount on what needs to be done to the home? 

Something I forgot to add, I done my first driving for dollars today and you wouldn't believe the leads you can gather, In a short amount of time , tomorrow I'm going to the court house to look up the home owners and add to my absentee list..

When I first started out wholesaling bandit signs was my first marketing strategy and is something I still do just not as much just because it created a lot of leads but mostly home owners who were not having a lot of luck with a realator and still wanted full market value for their property. At this time I just started a direct mail campaign with a absentee list of 250 leads I got off a website, I used the yellow letter method that I hope works well for me.  With that being said start out with what you can afford and feel comfortable with dedication and hard work the leads will come..

I've posted many different Ads ( we buy houses and various others)  on craigslist and never even got a bite, the fact is the competition is so consumed with investors ,flippers and wholesalers it's hard to get a deal. Just sayin.

one thing you need to do is be sure they are assignable purchase agreements..

I'm really interest in getting some deals off the MLS but have a few questions on how to do it. How do I get on the MLS with out being a Realtor ? Once i get on the MLS do i make offers my self or do i go through a Realtor? If i go through a Realtor do i use his contract or do i use mine, how do i structure that?

My question is simple, Im starting a direct mail campaign for my wholesaling venture , What should my letters and/or postcards say to get the potential sellers attention?
