wholesale paperwork need help

I have decided to take up wholesaling to start out in real estate, but since this is all new to me I'm now sure which paperwork to use. I"m in NJ and I picked up a purchase and sale agreement from my local staples, and also printed two forms off of smartlazyinvestor.com

One was another type of purchase and sale agreement and also a assignment of contract form. Are these the correct forms I need to use? 

This is my biggest hold up from me really getting started. I need to figure out the correct paper work, and understand how to use it. Any help will be appreciated.
