Im a wholesaler in Tn and run across a good deal in Ky, is there any rules or stipulations to wholesaling in KY? 

Well I guess I'll just stick with FSBO. LOL

I've done four deals and all four where fairly simple...

1. Find a seller

2. Have seller sign assignable contract w/ exit clause.

3. Find buyer.

4. Find wholesaler friendly title/escrow company.

5. Take buyer to title company to sign assignment contract and collect non refundable deposit.

6. Keep contact with seller and buyer and let them know of the closeing 

When the deal closes you can collect the check at closing or wait for it  in the mail.

Now this is the process I've been through I guess it maybe different in different situations.

I have also wondered the same thing how could a person make a profit on the mls? Is it pointless just for the reason that the investor will just go around? Will the realators contract cancel out the wholesalers contract?

I go to the property assessors office they will look up the information for free, at least in my county and my surrounding county's..

I'm a self educated wholesaler as well and I agree there is a ton of info out there to learn from, check out BP's pod cast primarly the ones focused on wholesaling. Good luck and stay focused...

Yes I thought $500 was a reasonable finders fee for Bird dogs but wanted others opinion.

I recently put an ad on Craig list for Bird dogs ($real estate Bird dogs$) in the ad and said I would pay $500 if you bring me a deal and it goes to closing, is $500 too much or not enough?
