It seems that there are still people looking for both STR and annual in SW Florida. I have found with the investors that I work with that the changing factor is the inventory. Builders are still going as fast as possible and with rates high the buyer are on the sidelines. I have 3 STRs listed for sale right now and they are still showing 90% occupancy and strong revenue. Inventory is just very high and the economy is volatile in an election year.

Thomas,

I have worked with a number of investors like yourself, from the West Coast,  that want to move their investments into a more landlord friendly area that is growing.  There are a few areas that are growing now but still under fully developed.  I tend to recommend areas just outside the well known fully developed areas.  These are areas that the land is still relatively cheap and the growth is obvious.  We focus on areas in Southwest, Central, and Northeast Florida.  The other investors that I have worked with that have used the 1031 Exchange have found our proses and off market inventory very helpful in the transaction.  Please feel free to reach out to me directly to discuss the areas that are working best for investors right now.

Raj,  very sorry this is happening to you, but it is something I hear to often from other investors.  The builders were just taking on too many contracts to complete.  The builders that I work with are not having problems with materials.   
I have worked out a way to solve for this and other problems for the investors I work with.  Let the builder finance the build and close once the property has CO.  That creates synergy to get the project completed.   
I will be happy to share any additional information that may help.

Roman,  it has been my experience and that of the investors that I have worked with are very excited about the future of the market in Cape Coral.  I agree that we have seen some slowdown this year but with the expected commercial development and the growth we think the appreciation is obviously. Kelly,  I have helped a number of investors find new construction investments properties in the North Port area.  It is growing quickly and the need for housing is high.  Many of the investors that I have worked with have found our off market inventory perfect for 1031 investment.  Let me know if I can help in any way.

Gus, Many of the investors that I work with are finding the same things. Inventory is increasing in Florida but it is still  moving in the Lower price points.  The issue is Interest rates.  We have would to try to solve for that for our investors.  But the only way that you can get some of the best incentives is through new construction.  

It is a long held belief in investing that you  "Marry the property and Date the rate".

Well Molly, that is Hennepin County for you.  It is not normal to see that high in one year but it does happen too often when they need money.  Ramsey Co was just as bad last year.  This is only one of the issues in Minnesota.  I spent 30 years dealing with Minnesota's unfriendly landlord laws.  In today's world, unless you are looking for a job to manage the investment, there is no reason not to look to a state that is more landlord friendly.  Good point Jason.  The investors that I have worked with have found it easy to invest with a turn key process In Florida.

I’m sorry I can help with your current problem of a lawsuit.  It would seem that would be the way to go if there is breech of specific performance.   I have talked with far too many investors that got stuck in your situation. They are multiple years down the road with nothing to show for it.  And I see companies still doing it today. Let me know if I can help with a better way.
