One other thing to consider is the age of the existing SFRs.  Are you looking at some Capital improvements needed in the near future. I am at your age and I am looking on moving some investments using the 1031 plan into new Build 2 Rent properties.  That way I can take advantage of the best years of the property with little or no maintenance.  It does depend on your equity, but you may be able to move them into new duplex or quad and increase cash flow significantly, at the same time.

Those are some good markets to look at But why leave out Florida?  I have information on what you are looking for but in a faster growing areas in Florida.  
Wherever you choose Build to rent in today's world is a good plan.  Just make sure you are getting a finished product, then you can start cash flowing day one, opposed to waiting 9-24 months for a build to be completed.

There are all great ideas and will work well if you are looking for another job.  I have done a number of flips and builds and it takes a lot of time and energy.

I have found another way to get into investment without all the hands on work.
