@Andrew Steffens what arbitrage method are you reporting as being dead and not profitable?

Certainly triple net leasing a STVR home is highly profitable in2024.Especially with new construction where the builder and STVR manager ( NNN leasee)are one and the same.

@Jeremy H. you seem to think that short term vacation rentals are a RE play when they are in fact a business. Businesses goal is profit and in the form of STVRs it is net cash flow.

A STVR building/ home is not much different than a business like Walgreens triple net leasing a building. A business does not base their business plan on possible RE appreciation and sale of that building. The business is the hospitality side and how well the vacation rental is decorated and managed. No commercial business owner wants to own the building when they can triple net lease and instead just pay for furnishings, taxes , insurance and maintenance.

The ConC return on a triple net leased property is far higher than on a property owned by the management company.

Passive investors can still take advantage of accelerated depreciation and cost segregation thru material participation of new construction of a STVR home. The investor can also oversee management the first year of operation.

@Jimmy StretzIs this an investment or personal vacation property? What's the Condo HOA fees per month? How many nights occupancy do you need per year to obtain a 20% cash on cash return?

@Erik Price Here are some questions to ask before proceeding with any STVR purchase :

1.What cash on cash return must be generated for you to invest time in a business? If you can t generate at least 20% ConC,  consider investing in a STVR property passively by triple net leasing a property to a management company

2. Look at what the property in question will generate at a minimum 60% occupancy. Factor in lower snowbird rates.
3. based on location how will you be able to compete against similar properties. How will you be able to bypass platforms like VRBO and Airbnb and generate direct reservations if You are part of a condo complex?

@James Meyer you may find it beneficial to transfer any existing IRAs or old 401ks to a Solo 401k to avoid UBTI. 
A good book to read about Solo401ks is from IRA Financial Group owner and tax atty., Adam Bergman. He also has webinars on You Tube on the subject.
