@Brett Synicky I agree regarding Solo401k. In addition you can place mortgage on RE without incurring any UBTI.

Rollover, transfer, old IRAs and old 401k money into Solo401k before converting to Roth any amounts to avoid any future UBTI.

@Zachary Cain Humphrey you are correct, you can build far cheaper than buying overpriced current RE. 
The cost savings far outweighs overspending and any time delays. Saving $50/sq ft on a 2500 sq ft home saves you $125k. Even if it took 6 months to build you will not make an extra $125k in those 6 months to make up the extra costs.

Be your own builder/ general contractor. Hire a project manager if you have no construction experience.

@K S. you forgot about RE purchased and then triple net leased. It's possible to lock in with a 20 year lease and 25% downpayment , an annual 18% cash on cash return .(ConC) As a passive investor (NNN lease) the same amount of work or less is required as compared to investing in an index fund of the S&P 500.

@Zach Edelman why do you recommend Fortress? Can you carve out coverages wanted? Can you opt for high deductible?

Roof should last longer than 17 years. Give buyer a credit at $300/square. So if roof is  20 sq then 20 x $300= $6,000 credit.

@Travis Rasmussen consider hiring a co host/manager to do your marketing, direct bookings. Pay them 10% of all bookings they generate direct.

Epoxy resin covered vanities, counter tops, accent wall, closet doors, floors, to mimic marble and granite.
