I wouldn't look to a VA until I have done many of calls with leads myself then maybe, maybe would I let the VA do the screening. whether they're serious or not the rapport that is built with leads is what I like because I can find almost some kinds of value in a lead even if we dont complete an actually deal.

Although I have not used a Land Trust I have the package to do them. I absolutely know folks that are offering in LLC's then selling the LLC's. The Land Trust could settle your assignment issues that people have with REO's, but you still need to make sure your EMD and POF are in tact.

Some of what I read had me shaking my head though, also it all just seems like too many layers. The Real Estate Attorney for your local area will help you because as we see state to state trust work a little different. I say this is not "all" Guru-hyped and is being done everyday until the rules change.

Hello All,
I am new to BP, but can be found on most on your popular Social Networking outlets. I have been on BP a few weeks now and enjoyed so far the atmosphere and networking experience to be found on this website.

Anyone looking to become involved in REI or even a vet should be afforded the opportunity to know about this site. Unless, someone is looking for the easy approach and the having sweet nothings spoken in their ear about how to make "easy" money with little effort with this investment vehicle, then they will be shocked because you guys tell it like it is and I really appreciate that.

Experience:
Strong- Lease Options, Wholesaling, Rehabbing (fix and flips), Multifamily Commercial, Networking, Raising Private Funds, RE Law (not saying I know it all, just good at staying current on laws effecting the industry)

Moderate-Notes, Foreclosure/Short Sales, Tax Liens, Marketing, REO's, Loan/Financing

Weak- Probate, Bulk REO's, Mobile Home Parks, Raw Land Development

Dont have a "niche" yet unfortunately, but I believe it will come down to Rehabbing and Multifamily. I believe Rehabbing is the nucleus to REI.

I can be found operating in the Greater Seattle/Puget Sound area, but always and usually have something going on out of state also.

Again, glad to be here and lets take it to the next level.

Nobody expects to be an Accountant after one week of math class. Why do people expect to be millionaires after one blog post, one course, one boot-camp, or one week of practicing the law of attraction?

Nice Post!! I can take nuggets from all you guys to equal that magic formula. I believe in the motivational stuff, but from someone doing and making money on what they're talking about. This could be a saddening post for someone that read some books and attended some course and got home and just waited on the fat checks to roll in.

I have been very successful at several things in life and what I can add to this is like MikeOH say "hard work", but I think even more is: CONSISTENCY..dont stop not matter what anyone says if its something you wanna really do.

I'd have to agree with Tim on this one. Generally, short sales are profitable and worth the wait. I wouldnt put anything past REO's being good deals either, but the "deals" just dont last very long once listed. So if its been on the MLS for a while it may not be a deal unless you can get them to accept a deeper discount (unlikely) or know something about that property no one else does (particular neighborhood with upside potential, maybe)

With that amount of down payment I would say you'd have some kind of "equitable interest" in the house land contract or not. This is obviously a question for your legal folks. You can usually find a lawyer at your REIA that may entertain at least answering your question.

"Real Estate H20" by John Dessauer is a really good book for Multi-Family. "Guide to Investing", Rich Dad Series was what did it for me.
