Post: Cost of breaking a lease

I am working with a guy overseas now that tells me that he can't wait until September so he can get out of his lease, although, no one will be staying there the next 9 months. I asked him why he didn't pay to get out of it or just break it and he says it would've cost him around $6000 and cheaper to continue paying it until then. I thought this was way too exorbitant. He says that in Texas it will cost that much. That just sounds outrageous to me. Who (renters) would have that kind of money in case they had to break a lease? I thought the norm was like the cost of first and last months rent and maybe forfeiting your deposit. How does this sound to you all?

I thought about the repercussions of this shortly after I posted. It seems like a decent idea, but probably not worth the hassle. I see how that could be disastrous because their is some real quality things in the place. thanks for the feedback.

I plan on moving sometime here in the future, but plan on leaving my furniture in the place. It is a townhouse with really nice items and rather new. It is a very nice "bachelor pad". I plan to leave TV's, electronics, Asian rosewood cabinets and bar. I know in my lease I'll need to record serial numbers and all, but do you all have any suggestions on what I'll need to keep in mind. Of course, thorough screening would be a matter of choice, but anything else.

Put up about 25 cheap fluorescent cardstock bandit signs on every corner within a mile radius of the house. Advertise in the classifieds and the REIA also.

It seems that many "private lenders" are looking more like Hard Money Lenders as far as their requirements.

All the above are excellent post, but I like what Wade says. My theory is to FIRST order your free annual credit report (myfico or annualcreditreport360)and DISPUTE anything that is not accurate and by law they have 30 days to get back with you or it must be deleted. Although, buy without credit and banks can be done we know how important "credit scores" are in our society.

So start with about 2 secured cards from your bank, pay them off monthly and in a few months apply for the unsecured ones and pay them off (I'd say not entirely every month, though), Dont go over 35% of avail credit and dont ever be late and you should be golden. Continously know whats on the report, you can't fix what you dont know.

I KNOW this method works, but it will take an extreme lifestyle adjustment and probably someone with OCD to make it work the way its laid out. I do wanna try it, though.

Stay busy with the market...that is keep a pulse on things so that when you are presented with opportunities you will know if they make since. Another search you can do on the "buyers" side is a search for those carrying notes.

It probably won't be that many, but there is potential that they are cash buyers or providing owner-financing. Either way they may be someone you wanna know.

I'd agree pretty much with Eddie being a native, but the weather is not crazy, winters are extremely cold, but no different from anywhere else in the north. There are four complete seasons and summers are hot.

I love the personal touch of talking to the sellers. The more you do it the better you will get. You may sound silly the first few times, but after a while you will sound like a confident professional. This is priceless to me.
