Hello. Please help (with no sarcasm please) I am lacking all of the above, goes back to the old statement of "TAKES MONEY TO MAKE MONEY" therfore, I need to do a deal to have money! LOL (real money that is)

So, you Guru, stud muffins out there, living it up nicely-what would you do if you were in my shoes? Master lease? Being a GC, is there a way to control a property with no cash out of pocket? Any ideas? Help? Suggestions? .. .. . .... . . . . . :cry:

Money partner and private money are more or less the same thing. Just someone who has money and is willing to invest in your deals. Lots of people actually have savings. IRA money can be used by moving it into a self directed IRA (though not with the big brokerages.)

Its usually structured either as a loan where you pay interest then pay off the loan when you refi or sell, or as a partnership where they put in the money, you do all the work, and then you split the profits half and half.

There's really no "source" for it. Meet people, talk about what you're doing, and if, the opportunity presents itself, mention you're looking for someone to fund a deal.
