Get rid of your debt first. It will make your REI much easier when you get going. Debt that is used to invest is very very different from debt that yielded consumption.

Debt is leverage when it comes to real estate investment. That is a good thing if you are on to a winner.

Just a few thoughts. In real estate it is the land that appreciates. The structures on the land will depreciate over time. At best the structure will appreciate with building cost inflation.

Holding land can the the most profitable thing if the area is seeing appreciation. If that is not the case than land can be a real cash drain.

Hi John,

even mortgage guys will not be able to give you a good answer. The markets are hard to calculate. What is keeping rates high is the uncertainties concerning the whole credit markets.

If you have excellent credit and lower LTV you should be able to get your rate. Why not go interest only?

Its a free option to pay less if you have to. You can always pay more when you can to emulate a 30 year mortgage?

We served 3 day notice to pay or quit today. I hand delivered and the tenant was at the premisses.

I know he will ignore this notice. Under Colorado law it looks he has 3 days from the day after serving the notice with the last day not being a Sunday. So as I served on a Thursday he has including Monday to pay the rent for March which he is late for.

I will keep you posted as I am learning this.

A tenant in a condo that I was the broker for has not paid up to his lease obligation. He sent an email that he would vacate the property to 3/31/08 but has not paid the March rent. He is on a year's lease that ends 5/31/08.

My clients have asked me how to serve Notice to Pay Rent or Quit here in Colorado. I am a residential real estate agent and am really not involved in rentals. But want to help them out.

The issue is that the landlord fears that the tenant will not move out to the end of the month as indicated. So he wants to take the appropriate steps to start the eviction process.

What form can he use? Any link to where the Colorado process is described?

Funny to come across that name in the forum.

100% loans are hard to come by these days with the mortgage market tightening up. Owner financing would be about your only option.

Money can flow freely to and from the US. No restrictions other than traveling with cash in your pocket.(I think $10k limit before you have to declare it)

How is real estate in Dubai, can foreigners get loans? What is the LTV of property there? I heard there is a glut of property coming online.

Can somebody highlight the costs involved in a 1-800 number service with operator?

I am not sure if it would add anything to my business but worth considering if the costs are not too high.
