Not paying last month's rent is bad advice. I would immediately file for eviction in that case. If there is damage more than wear and tear than you should be liable. If not then the full amount should be returned.

But reverting to not paying rent and having the security deposit as rent is not cool. It can get you in a lot of trouble.

Not correct. It makes imports more expensive. Domestic goods would only be effected if imported goods are incorporated but since most commodities are steel, oil etc are traded in Dollar the US is immune to imported inflation from these goods.

This is the self regulating mechanism that will bring the trade deficit back in line.

I agree that in proportion to the size of the US economy foreign nations do not import enough from the US, which is a sign that the US as proportionally less to offer that people desire.

Look at german cars and appliances. Very desirable. Look at US cars and appliances. Nowhere to be found in Europe. The quality stuff is produced abroad and over a longer period of time quality will beat crap.

I just started to buy land in Colorado and have not stopped ever since. I like the leverage of land but obviously cash-flow is an issue in this style of investing.

I saw that the recreational values offered by locations close to ski resorts will be growing as people retire. The market was undervalued and still is.

If you own your $600k free and clear you will have no problem finding a lender to loan against the home. If you have a $600k loan on the home with an appraisal of $600k you will NOT find a single lender in this climate.

Look for investments that make sense and work. Do not restrict yourself to only be looking at SFD homes or multi family homes. Look at everything and learn what has the most potential.[/list]

It's the old 80/20 rule. If the majority would do things right things would not work out. 20% of investors will make 80% of the profits. Therefore they need to do things differently than the masses.

Sounds simple but is hard to do. Not only in real estate investing but in almost everything business.

With the down still at 12,000 something does not figure.

I have more trust in Greenspan than in any other politician type that comments on the situation. These are strong words and I think the recession will take a little longer than usual to play out.

I am forcing myself to be patient.

In terms of the troubles it is the average person that is hurting. The rich are not effected by all of this yet. Unless you are a managing partner at Bear Stearns obviously.

The fact that the fed is pumping money into the system when commodities are at all time highs and rising fast makes inflation an almost guaranteed thing.

If wages rise accordingly (which it does not look like right now) we will just get out of debt by ways of inflation.

Not good for the US Dollar. The market is just getting ready for the next wave of selling.

If rhd1707 can make real estate investing work you can do it to.

Since you are looking to do one deal at a time you will find a way. Lot of research will be needed to find that perfect deal to start out with.

I agree, you can do it. You will have to make arrangements. But if you want it enough....

The big disconnect is that people that make the lending decisions are not the people that are holding the mortgages. As long as mortgages are sold from originators there will be an incentive to fudge the numbers just to get the mortgage done. Who cares what happens to it later.

I have not one person talk about this fundamental problem. I guess the banks will stop taking any loans on their books that have not been originated in house. So as strange as it sounds BANKS will ultimately be the winners of this disaster, at least the ones that survive.

Whooo... that was quick. Sorry was slightly off on my prediction. But hey.. who can be perfect. Did not take them long to loose about 97% of their stock price. 2 whole days.

That said the stock is probably going to end at around $2.75 on Wall Street for some hope premium over the $2 take-over-price.

Now to Citi Bank. Would be surprised if it ended any higher than $16.5 on Monday. That would be down about 15%. Sounds about right.

I think we are getting to the panic stage and anybody with a right mind is going to start buying some bank stocks. Just close your eyes for a while. And don't bet on just one horse. This is going to be fun.
