Anyone have experience with bamboo? How does it hold up? look compaired to hardwood? buyers reactions to it? im trying it on my next project,any input would be great.thanks

The only way a bank will accept a offer that low is if its been sitting for a while.(theres usually a reason why its sitting so long also,if its a good deal its usually picked up by investor long before then).Most of my first offers are around 30% below asking but almost always multiple offers so i end up around asking price anyway on best and last if i want the house or if asking price is too high i dont even waste my time

Thankfully tenant has decided to leave after i talked to them again and told them to have there lawyer look at their lease more closely because it would cost them a lot more money if i had to go to court to evict,ex lawyer,court costs penalties on the lease and so forth.it would have ended up around 2000.

I have to evict tenant in ny.This tenant broke her lease by not getting rid of dog after i requested it because of disturbing next door tenants ex:barking all the time,leaves dog outside in backyard tied up which in lease is not allowed and so on. I need to get inside to do repairs on kit ceiling that i think water is coming in but tenant has refused.I have gave her notice 48hrs,can i just enter to do repairs as damage could happen from water infultration?Also must i allow her to still park on my property,i know i cant move her out myself without getting eviction but can i deny her parking ?

on another note ,how is it going in lockport? I looked at some properties down there a while ago they are going real cheap ,area seemed like it was going downhill,tons of homes for sale

Dave,
materials cost around 100 a sq not including wrapping the trim with aluminum.if its 2.5 stories your talking about 20-25sq.you can get it installed for about 50-100sq.so ill cost you around 5-6grand for the vinyl alone.if you need help as i see your in nj,give me a pm as lockport is not too far from me and i rehab my own properties.thanks kevin

If you think its a scam you might want to put an alert on your credit file since you faxed them all the info they need to scam you(copy of drivers lic,ss #).they may try to open up accounts in your name.good luck

Hi Dick and Michael,
Thanks for the welcome.Michael i buy with cash,rehab and sell.i dont live there.so far i have been doing one at a time but thinking of using financing soon so i can have more than one going.I think this area is better suited for the buy and hold game.I have avg around $15-20,000 per house doing almost all the work myself.I dont see how investors make money here sub all the work out but as far as cash flow properties,it is prob one of the best around.I have one rental right now that i paid 18,000 for and rents for 800month.take care
