you need to make sure you have enough circulation/venting or your pilot will not stay lit.leave closet door open and i bet it stays on.a more permanent solution is to add additional venting in the ceiling area.good luck

Thanks Joshua,
the property is in tonawanda ny(57 fletcher 14150).It took a little over a month to rent both sides out.one side is a 1 bedroom rents for 300 other side is a 2 bedroom rents for 500.rents are actually a little low but i didnt have to do too much to the property and had them rented quick.once these tenants leave ill do a little more work and raise each by 75.take care

I purchased one multifamily about six months ago.bank asking 25000,i offered 12000,bank countered 21500,came back with 17000 ended up at 18000.whole process took about three weeks.had to put about 1000 into it and it rents for 800.not really sure i like the landlord thing but i can always flip it with just a little work,worth around 60000

Matt,
What are your goals?flip , rentals,birddogging?If it is to rehab and sell than i can help because thats what i do.I do one house at a time and do almost all of the work myself.A lot of investors use contractors but here i dont see how you can make money subbing everthing out.Id like to hear from other investors in the buffalo area.i just finished one in tonawanda(its 7 fremont tonawanda ny 14150 do i search on realty usa its up right now)let me know what you think.Matt pm me your contact info ill call you.thanks kevin

You can put vinyl over asbestos,its not as hard as people make it out to be.i have heard some say you have to predrill holes for the nails,this is simply not true.when you nail most pieces will just crack and stay in place.the cost of materials is around $100 a square(10x10area)this includes everything to do that square ex..j channel,corner posts,starter,undersill.youll also want to use fanfold insulation3/8 or 1/2inch.cost is about $14sq.labor varies from region to region but in these times you can get someone to do it for $40-50sq just buy your own materials.good luck

I live not too far from you and from what i see in buffalo as well as nf its a risky investment at best.these homes for 5000 and under are money pits that will cost you from 15000 to 40000 to fix depending how much work you do yourself.you can get lucky at the auctions sometimes but i like too stick to the surrounding areas,ex amherst tonawanda,cheektowaga..better areas where people want to live.also dont trust zillow their not even close most of the time.good luck

Cory,if you tell me what area in buffalo i can give you some info as im very familiar with it.I dont invest there as most areas are not good anymore but there are some pockets that are ok.I tend to stay around the outskirts but not in the city

Hi Everyone,
as ive been lurking here for awhile i thought it was time to introduce myself.I am a real estate investor/rehabber from the western ny area.I do prob 90percent of the work with my wife(yes its amazing were still married).Ive been in remodeling my whole life in one facet or anotherWe do one house at a time and so far have bought with cash,but im thinking of starting to use financing so i can have more than one going at a time.just finished one last week if anyones interested i can post pics,just let me know or if any questions id be happy to answer as well .thanks all and good luck
