@Deahneece Ridgell Congratulations on the decision to start learning! I personally have three coaches & while they are all great, I didn't take time to find one local to me - which I kind of regret. I agree with the others, find local connections & start there. Also, tons of good advice on youtube & fb groups to help learn the basics.

What is your favorite management software to keep all of your properties organized?

What features do you like best about your recommendation?

I'm looking for something to manage myself until portfolio grows enough to turn it over to a PM.

@Casey Cash Congratulations on your success! The awesome thing about building your own business is you get to make all decisions. I'm no professional but I would set a percentage they would receive of profits you both agree on beforehand. A percentage will keep it even especially if you have one investor put in more than another. Also, be sure & take all precautions to protect all parties involved. It's hard when it comes to Family & Friends b/c of the relationships but money makes people do weird things sometimes. Having all paperwork & legalities in place will prevent any hard feelings later down the road.

@Isacc Lightbourn Buying in areas like that will depend on what type of rental you are looking for. It'd be a safe guess to say those are only Sec8. If you hold properties for that reason it would be worth looking in to.

@Dana Payne Awesome! I will keep your info handy. I would also recommend you join local FB groups, of you haven't already. Most of the time Investors post in there looking for someone to take pictures or deliver paperwork.
