I should probably add that I've had all of three email exchanges with them, so I'm thinking it was probably just a fluke the first time they never got back to me. They're probably getting a 1000 emails a day. 

A buddy of mine used them for 6 of his units in lakewood. He got some pretty high turnover quotes from them and ended up switching PMs because of it. I really don't know the details though. All I can say for me so far is that they handled my POS violations inexpensively, they got a 1 yr lease signed by the existing month to month tenant, and the checks come in every month

Cleveland Heights is a nice area from what I hear. Taxes are rough and I've heard the city can be pretty intense regarding POS violations. Assuming you've factored those both into your numbers I'm sure it will be a good one for you. Congratulations on your first rental property! 

Holton-Wise is managing a property of mine near yours. No complaints so far. I remember thinking they weren't super responsive at first. That really hasn't been a problem for me though the last few email exchanges.

Well it’s not really .8% because it needs a full remodel to achieve those rents. So no I think it’s a ways off unfortunately. Otherwise I’d be interested. Georgia on the other hand, you could definitely make that work. Best of luck!

Hey Vincent, You’ll find hundreds of threads on here about how us southern Californians have to look out of state to find 1% deals. Someone will probably disagree with me on that, so I should add that It might possible with some hustle to find them here. I’m just not sure how. Even if you make a job out of it and do direct mail and all of that I’d be surprised if you found anything in a reasonably safe area. Maybe out in the high desert area or Joshua tree area would work? I’m assuming you’d be doing multi family and living in one of the units since you said fha. I’m less familiar with that market. I found a 4 unit in my area that’s a complete gut inside but otherwise structurally sound. It’s listed for 750 I believe. After a full renovation it could probably rent for 6k. That’s the best deal I’ve found out here and it’s not good in my opinion That’s off the mls. If you get creative and figure out a way to find deals, you could probably pull it off. I’m not trying to discourage you at all. I bet you can do it. It’s just going to take some doing. Best of luck, and hopefully someone else can give you some great advice on making it happen!

Agree with Caleb Heimsoth Save up 20k Or partner with someone you trust.. and preferably has experience You can get going with 20k for sure. That’s where I started.

Providing exceptional service while also running your business like a business doesn't sound like a dichotomy at all! 

I think I get the point you're laying out though. 

It looks like everyone here has already made a great case for the difference between great service and enablement. 

It doesn't sound like you're advocating enablement at all, and the great thing about starting your own real estate business is that you can try these things out for yourself and see what works. Every situation is different, and you'll have plenty of decisions to make once you get going in this new path you've chosen.

 Also don't take years to get started like I did. You can get started more quickly than you think.

Just purchased a 3/1 in deltona for 125k that’s renting for 1250. Not an incredible deal by any means but you can still find 1% deals here and there right off the mls that are rent ready. Be prepared to submit 10-20 offers each time though. I’m on the fence about buying more in the area. I’ve submitted about 10 offers since my last purchase with no luck. I hate to have just 1 unit in a market far from home though so I’m still looking. Good luck to you!
