I'm in Redlands as well. I don't see too many 2/3 plexes around here, that's awesome. Super curious about pricing and how you added a third unit if you feel like sharing.

Sounds like @Andrew Kerr gave you some good advice. There are so many ways to get started, congrats on pulling the trigger and doing something. That's the toughest part,

Just out of curiosity, how does one listing site communicate with the other? For example if I list on airbnb and vrbo, and someone books on airbnb, how does the vrbo calendar stay up to date? Or are people just using one or the other in your experience?

Hey BP,

Curious if any owners out there can comment on vacancy rates in the local mountain communities. Specifically some of the more affordable communities that can still pass as vacation markets. Big bear city, twin peaks, Bluejay, running springs etc. 

Arrowhead Woods and Big Bear Lake are a bit out of my price range for now. 

I'm curious if people have had success with any of the nearby communities such as those mentioned above. 

I really like the arrowhead and running springs areas, but I'm not sure how much of a draw they'll have compared to big bear city, being right by the resorts. For the sake of this discussion let's say we're looking at 2/2 houses that have the good vacation cabin vibe.

Let me rephrase my last statement lol. After doing a lot of decoration and light remodeling at best you're looking to break even. If you self manage. Again, just my opinion based on friends with cabins up there.
In that price range you're looking to break even and get a cool place for free most likely. Big bear is going to be thigher demand than arrowhead for sure. Big bear city is probably the best on the cheapest area vs highest demand scale in my opinion. I've been looking for awhile and have watched prices go up for a few years. Which I would've bought a few years ago. Ended up doing long term rentals OOS, but still love this idea!

Forgive my naivety, 

How would any proposed medicare/medicaid final rulings affect your business? You aren't submitting any claims to CMS are you? Aren't you just simply billing residents rent?

I know CMS becomes less of a payor and more of a National Health Service every year, but you aren't having to actually get your facility accredited or medicare certified are you? I sure hope not, but I'm afraid you're about to tell me you do. Even so, if you aren't submitting any claims to CMS I wouldn't be concerned about legislation. The need for senior housing will continue to rise, and as long as CMS isn't paying for it, I can't imagine how or why they would impede your ability to operate.
