hi guys got a lead for a potential short sale but the one thing i'm stuck on is the property is under contract with a realtor. must i tel the agent to step aside to more forward? has any done a short sale with a agent involed?

250 ARV by comps in the area. one of my questions is do you ad the 185 loan balance to the reinstatement fees. i would assume that the bank still wants it's money. trying to calculate the cost of buying the property.

ARV $250K
OWES 185K + 20K REINSTATE
10 K IN REPAIRS
IS 205K THE TOTAL COST?
IS THIS A POSIBLE SHORT SALE

not to jump the thread but i have a question Rt, it seems in my state ct all the preforeclosures all seem to be listed with the same trustees when the trustee is listed. one that are'nt listed are often last minute.
