hi, guys i need some help,getting my marketing campian going soon and but first i need to get my contracts in order. so if anyone in ct knows a good lawyer in the area that is familar with real estate investing and need contracts let me know. i'm looking for purchase agreements that are buyer friendly ,contracts to assign property right and if theres something else i need let me know,all input would be appreciated..

i would think a forclosure could be a great way for first time home buyer to get a home at a discount. in may area the forclosures are below retail but not enough to turn a profit, but if one where to hold it and live in it it may work but you must do your home workon the property, liens repairs which you might be able to see, the bank may put a high opening bid. but if i were you i'd network with some other attorneys, maybe a realestate or a probate lawyer.they often have a inside track to good deals. finally you income is a product of the cost of living,sf is well know for being and high dollar place to live. you could move and make alot less and buy a cheaper home. :violin:

small home in a great location the newer homes are like 400-700k but small older homes go between 250-299k but it needs alot of work kicthen bath floors roof mechanicals,and paint= 20k but the mechannicals and bath i can do plus some other things. so i took the low end 250k x 70% 175000- 20k = 155000. but this is a mls asking 225k saying flip this house i made the offer. waiting a counter do i have any wiggle room to come up?

i recently joined are investment club first night a guy came up to me with are you new? then he told me about a property that he had near me,which i first thought was real cool my first hour and i've got a deal but after further reveiw. his comps were him just saying you could get x amount all day for this, after repair and i know the area and he was wrong all day, but i got the comps to prove it. like every body said do your homework.

hey whats up k, theres a ton of forclusre listing in bridgeport, in the saturday ct post (newspaper). i looked online they have a section for forclosures but none listed tonite maybe the do it satuday like the print edition. http://connpost.kaango.com/feListAds/categoryID/775 , i called on one friday but it was cancelled most have been snacthed up by an investor, also i belong to reality trac and there a ton there also,but not all the one's that are in the paper thats why you have to do both. hope this helps

i use to live there for a short time ,and don't live far from there now. i'm affraid of a lot,so if i tell you i'm nervous about investing there that's just me. i went to a investors meeting last week and meet a couple members investing there, in fact the attorney giving the seminar works and dose alot of investing there so dose the director of the club. (starting to talk myself out of the fear) waterbury is a small big city, what i mean it's small in population, but it as alot of big city problems, corruption and the usual crime stuff, but my main cocern is the mill rate there is insane. even in the height of the RE boom property was still 20% cheper b/c of the taxes.if you have a deal just make sure the taxes are acurate. there is definite money making deals in waterbury for the seasoned investor, i'm just trying to stay alittle closer to the house. if you give me an adress and i truly know the area i'll give my honest opion of the area. and some where on this board theres a link to money mag. 10 best places to buy bridgeport ct was on the list, same type of city but closer to nyc fairfield county. hope this helps good luck..
